Compliance & Commissions in Business Tracker

All listings & transactions are managed within Compass’ Business Tracker, which is part of our end-to-end platform. All paperwork including listing agreements and contracts must be submitted via Business Tracker for approval and signatures.

In order to ensure you are well-versed in our platform, please feel free to join our weekly Monday training sessions at 9 a.m.

Our Transaction Operations team also hosts a training focused on the compliance & regulations associated with processing your transactions on Thursdays at 9 a.m.

Listing Agreements & Contracts

Compliance

Listing paperwork must be shared with the Transaction Operations team within 48 hours of execution. Listings can only go live as a Coming Soon or as active on the MLS once the listing agreement has been shared with and approved by the Transaction Operations department.

Listings

  • Price reductions and status changes must receive written approval from the seller prior to submitting to the Transaction Operations team.

  • Compass requires all sales listings to have a sellers disclosure with the listing agreement.

Transactions

  • Commission reductions require prior approval from your Sales Manager, which you can request using this form.

Please reference the Florida Agent Manual for further information on compliance.

Listings & Transactions Service Packages

 

Listing Compliance Package $75
Includes: creating your Business Tracker file, uploading and approving your listing documentation, and obtaining Sales Manager approval if applicable.

Compliance Only Package $75
Includes: creating your Business Tracker file, uploading and approving your transaction documentation, obtaining missing signatures from Compass parties (sales managers, etc), and an update email on the status of your file.

Basic Package $250
Includes everything from the Compliance Only Package plus providing an important dates timeline, intro email to clients including important dates, sending an informational email to all parties, providing reminders of important dates, distributing additional documents for signatures, requesting copies of escrow letters, requesting & reviewing closing statement for commission accuracy, requesting a closing statement, a reminder to submit commission tab in Business Tracker, and send out testimonial request if provided.

Premium Package $350
Includes Everything from the Basic Package plus assistance in compiling addenda and obtaining signatures, ensuring condo docs are delivered and obtain condo documents, assisting w/buyer and seller info sheets to title, updating MLS status to PS and CS when the file is our listing, checking with the lender on appraisal and confirm once completed, following up on inspections and confirming deadline was met, obtaining or sending receipts for repairs when applicable, ensure HOA approval was obtained, and check-in with the lender on status, and confirm receipt of mortgage approval.

Need help choosing a photographer? Please reference our Vendor Services Marketplace to see the options available in your region. To reimburse your expenditure against a marketing budget (if applicable) you must use one of these pre-approved vendors.

To ensure all listing photography is on-brand, our Marketing team has prepared this guide to maintain high-quality listing images across all of our markets.

Have a recommendation for listing photographers that you’d like Compass to consider?  Click here to submit their names - we vet vendors in Q1 and in Q4 of each year. Please note that vetting is dependent on the vendors ability to produce work that aligns with our guidelines and the ability to provide their service at scale.

How to Set up Direct Deposit

 

To enroll in direct deposit, please email transactionsfl@compass.com. The Commission Services Team will get back to you with a link and instructions for setting up your direct deposit with Compass.

How to Get Paid

In order to ensure a timely turnaround for commission payment processing, please be sure to follow the steps below:

  1. Prior to closing, create a folder in Business Tracker and upload all deal related documents (both buyer & seller side).

    • Pro-tip: create a folder & upload these documents to Business Tracker as soon as you have an executed sales contract or lease. This will help avoid any delays in processing your commission.

  2. Business Tracker will guide you through submitting deal information under the “Commissions tab” once all Compliance documents have been submitted.

  3. Please note that the commission check or wire must have been received by Compass before commission payment can be disbursed. Compass Florida’s wire information can be found here.

Once all three steps are completed, your commission payment will be processed. Please note, our business hours for payment processing are Monday through Friday, with a deadline of 12:30pm for same-day payment processing.
