Compass Private Exclusives
Sell your listing, keep your client’s privacy.
Listing your client’s home as a Private Exclusive allows you to control what information is shared about your listing while still getting exposure to the top agents at Compass.

A Compass Private Exclusive, also known as an “office exclusive listing,” is an off-market home that can be shared directly with your colleagues and 1:1 with buyers.

Use the hidden price feature to hide the list price in this stage, however, set a “reserve price” – to be disclosed when agents or clients inquire about pricing. In addition, any preferred and required terms will be discussed and also disclosed (for example, desired settlement date). During this time here is what you can and can’t do as an agent:
Private Exclusives will automatically be made public after the exclusive end date set in listing editor. To view the exclusive end date, go to Business Tracker > My listings > select the listing > listing details - look for 'exclusive end date*' under listing information.
Do –
Email to individual clients and add into their Private Collections
Post on Workplace (exposure to top agents at Compass)

Hold a preview or feedback tour with Compass agents that is NOT advertised publicly!
Discuss during our Compass office sales meetings

Don’t –
Post on social media
Email blast consumers
Place in a Public Collection
Place a sign at the property

FAQs
Q: What’s the difference between a Compass Coming Soon and a Compass Private Exclusive?
A: Compass Coming Soon: listings agents intend to put on the MLS
Private Exclusive: listings agents do not intend to put on the MLS (off-market)
Q: I am not clear on when it is okay to share a Private Exclusive. Is sharing with our clients the same as sharing with the public? I thought we can only share with Compass agents if it is exclusive and not on MLS yet. Please clarify.
A: NAR’s Clear Cooperation Policy was passed in November 2019 and implemented in most markets on 5/1/2020. It impacted our inventory program in two ways:
Private Exclusive listings can’t be marketed publicly in any way, outside of sharing with other Compass agents within their region and 1:1 with interested buyer clients.
Coming Soon listings must be added to the MLS within one business day of publicly marketing the listing, either in the MLS’ Coming Soon status or as an active listing.
Once a listing is publicly marketed, the clock starts on the one business day requirement to add listings to a MLS. These changes will apply to all Realtor-owned MLSs, and MLS' are responsible for setting their own detailed rules.
Q: Can we share Private Exclusives with any Compass agent nationally? Or just those within our office or with the same broker ID?
A: According to the Clear Cooperation Policy you may share Private Exclusives with agents who are associated with your regional brokerage.
